Punch Pubs is one of the UK's leading pub companies, operating a large and diverse estate of licensed premises nationwide. Maintaining compliance across such a varied portfolio requires a responsive partner capable of delivering planned inspections, remedial works and reactive support while minimising disruption to trading operations. 


SEE Services has supported Punch Pubs for over five years, delivering electrical and fire safety compliance services across the estate. What began as a small regional contract now covers over 260 pubs in the midlands, south east and London, reflecting SEE Services' proven delivery and long-term relationship with the client. 


PROJECT SCOPE 


SEE Services delivers a comprehensive programme of planned compliance services and reactive maintenance to the estate: 

The scope includes: 

Fire alarm maintenance and testing 

Emergency light maintenance 

Electrical Installation Condition Reports (EICRs) 

Portable Appliance Testing (PAT) 

Fire and electrical reactive support 


Planned maintenance activities are coordinated to maximise efficiency and minimise disruption to tenants, customers and trading operations. In addition 24/7 reactive electrical and fire alarm support help to maintain safe, compliant and operational environments across the estate. 


SEE SOLUTION 


SEE Services delivers the contract through a dedicated team of 20 in-house engineers supported by structured planning, reporting and contract management processes. 


All planned maintenance activities are coordinated directly with individual sites, landlords and third-party stakeholders where required. This includes arranging access, scheduling works around trading hours to ensure visits can be completed efficiently. 

Compliance reports and certification are uploaded through the client's property management platform, providing visibility of estate-wide compliance performance and supporting ongoing asset management. 


To improve responsiveness and reduce repeat visits, SEE Services is authorised to complete remedial works up to an agreed spend threshold during planned maintenance activities. This enables many compliance issues to be rectified immediately, reducing delays and helping sites remain compliant without the need for additional approvals or return visits. 


CHALLENGES & RESULTS 


Maintaining compliance across a large pub estate requires careful planning and coordination. Access arrangements vary significantly between locations, with some sites operating seven days a week, while others may be vacant and require coordination with landlords, security providers or third-party stakeholders before works can proceed. 


Once onsite, works must often be carried out in live customer environments. Activities such as fire alarm testing, emergency lighting inspections and remedial repairs require careful management to minimise disruption to customers, tenants and trading operations. 


In addition, the estate is continually evolving, with properties regularly acquired, transferred and refitted This requires statutory inspections, compliance testing and any necessary remedial works to be completed quickly to ensure sites remain safe, compliant and operational. 


Through structured planning, close stakeholder communication and a dedicated in-house engineering team, SEE Services successfully delivers thousands of planned and reactive maintenance visits each year while supporting the client's ongoing compliance requirements across its nationwide estate.
